How much does business domiciliation really cost in 2026?

'Domiciliation from just a few euros a month': the pitch is everywhere. But between the advertised price and the actual bill, the gap can be wide. It all depends on what is genuinely included, what shifts into an option, and the extra charges slipped into the contract. The base price: often €10 to €70 a month

On the French market, the base subscription for a commercial domiciliation generally runs between €10 and €70 excluding VAT per month, depending on the provider, the city and the services included. The address accounts for much of the gap: in the regions, the floor is often around €12 to €25 ex. VAT, while in Paris a prestige address pushes the rate up. In Bordeaux, for example, the first domiciliation offers start at around €24 ex. VAT per month. These figures remain orders of magnitude, not a universal price: only the quote is binding.

First reading reflex: check whether the price is quoted excluding or including VAT. Almost all market prices are shown excluding VAT, yet domiciliation is subject to VAT at the standard rate of 20%. A subscription advertised at '€19' therefore comes to nearly €22.80 including VAT for a business that cannot reclaim VAT, such as a micro-entrepreneur under the VAT exemption scheme.

What you pay for: a legal core, not just a mailbox

The base price does not pay for an address alone. It covers a core framed by law: provision of an address in approved premises, a written domiciliation agreement that serves as proof for registration, receipt of your mail and a series of monitoring obligations borne by the domiciliation provider.

Because a domiciliation company cannot be improvised. It must hold a prefectoral approval, granted for six years, operate from real premises (never mere living accommodation) and keep an up-to-date file for every domiciled business. Operating without approval is an offence, punishable by six months' imprisonment and a €7,500 fine.

New in 2026: since a law of June 2026, approval also requires having completed training in the fight against money laundering and terrorist financing, under terms to be set by decree. In other words, a domiciliation provider's reliability has a cost, and that is precisely what the base subscription funds. An address sold for next to nothing inevitably raises the question of what lies behind it.

What is optional (and pushes up the bill)

The law clearly distinguishes the core from 'à la carte' services. Receiving your mail is part of domiciliation; forwarding it, scanning it or running a phone answering service are options billed on top. So before comparing two prices, look at what each one actually puts in the package.

Two offers with the same headline price can therefore end up as very different bills once mail and services are added.

The hidden fees to hunt down before signing

  • Forwarding at cost. This is the most common hidden item. Every forwarded letter is re-stamped, and this second postage, often accompanied by handling fees, can be re-billed on top of the subscription. Ask whether mail handling is a fixed price or billed at cost.
  • Set-up fees and the security deposit. Activation charges, a deposit sometimes running to several hundred euros: these amounts are purely commercial, are not framed by law, and often appear in small print.
  • The commitment and the notice period. The contract lasts at least three months and renews automatically unless notice is given. Check the length of the notice period and whether there are termination fees: the subscription cannot be cancelled overnight.   • The misleading loss-leader price. An offer at '€1 a month for three months' is a launch rate, not the real cost. At a rock-bottom price, look above all at what is genuinely included: very often, mail handling is an option.

The remedy is simple: insist on an 'all-inclusive' quote, including VAT, listing the subscription, the options ticked and any entry and exit fees. It is the only way to compare offers on an equal footing.

And the alternatives, what do they really cost?

Working from home: 'free', but not without a downside

Setting the registered office at your home costs nothing on the face of it. But your personal address ends up on the register, visible to all. Since 2025, company directors can ask for their address to be kept confidential on the register, an option not open to sole traders. And for a company, if the lease, the co-ownership rules or a planning rule prohibits domiciliation, it cannot exceed five years. The sole trader, for their part, has no time limit.

Another point often forgotten: even without premises, the business property contribution (CFE) is still due, at the place of domiciliation. Its minimum amount is set by each municipality within a national scale, and therefore varies from one city to another. Coworking and business incubators: a different product

A coworking space or a business incubator can provide an address, but what you pay for first there is a workstation, far more expensive than a simple domiciliation. An incubator, moreover, limits hosting to forty-eight months. For anyone looking only for a registered office address and mail handling, it is oversized.
